Tell joris the home you want and what you won’t give up. Every morning, the listings worth a look are waiting on one board, each checked against your must-haves, with the one it fails said plainly.
Two new T3s, and Graça passes all three must-haves. Penha de França dropped €15,000 to €270,000, under the €275k in your note.
Do first: ask the Graça agent how old the lift is. The listing doesn’t say.
What changed since the last run, and the one thing worth doing about it today.
The floor and the lift, the walk to the school, the price: read from the listing itself, not from a portal’s filter boxes.
A must-have a flat fails is said on its card, in a few words. Whether it matters is your call, not a filter’s.
The listings it turned down this run, each with the reason, and every source it read, linked. A short board means it looked, not that it missed.
Portal filters only understand numbers. You write the rest the way you’d say it to a friend who is helping you look: “a lift, because of my mother’s knees.”
Find flats for sale in Lisbon, in Graça, Penha de França or Arroios, under €300,000. A T3, or a T2 with a real terrace. Must have a lift, outdoor space of 8 m² or more, and under 15 minutes’ walk to the school on Rua da Graça. Never a ground floor on a main road.
It’s one board for the whole search, not a fresh list every morning. Set a status and it saves on the spot. joris adds what it finds and updates what changed, but never moves a card or undoes what you did. A flat you mark “Not for me” stays there.
Leave a note on a card and the runs after it read it, along with your statuses. Say what would change your mind about a flat: when a run finds its price has moved, the card says so. Each run also suggests a few adjustments, like “Include Alvalade”, that you add with a tap and save for the next run.
A listing already on your board is never shown as new again, whichever run finds it. When its price moves, the card it already has says so, and stays where you put it.
One limit: it knows a flat by its link. The same flat listed again at a new link, by a second agency or taken down and re-posted, arrives as a new card.
Portal alerts match on price, rooms and area — they can't read a listing. joris reads each one against your real must-haves, like a lift, outdoor space or the walk to a school, and says on its card which one it fails. Every listing lands on one board you work through, so tomorrow brings what's new instead of the same alerts again.
Not as new. A listing already on your board is never shown as new again, and when its price moves, its card says so. It knows a flat by its link, though: the same flat listed again by a second agency, or taken down and re-posted, arrives as a new card.
It reads the live public web rather than plugging into one portal's feed, so it isn't limited to a single site. Name the portals or areas you trust and it works to them. A listing that needs a login to see, it can't open.
When a flat already on your board changes price, its card says so — “Price ↓ €15,000” — and it stays wherever you put it. It notices on its next run, not the minute the price changes.
No. Contacted, Visit booked and Offer made are statuses you set on a card. The calls, the viewings and the offer stay with you; joris finds the listings and checks them.
Whenever you choose; daily suits most active searches. Each run is one pass at the time you set, and the board is waiting when you open it.
People who run this routine tend to add one of these within a fortnight.
